Terms and Conditions

1. The booking / registration will be strictly provisional and subject to all laws / notifications / conditions as imposed by various governmental authorities.

2. Documentation procedure for owning the apartments are

  » An agreement will have to be signed in respect of construction between the promoter and the purchaser. The consolidated contracted value in the agreement will cover the cost of construction of the building as well as undivided share in the land.

  » A sale deed for the undivided share in the land will be registered or caused to be registered by the promoter on receipt of the entire payment under the agreement. Share of the land is inseparable from the cost of the building.

3. Registration charges, lawyer’s fee, sales tax, service tax, and any other statutory or legal charges that may be levied or imposed by the government at any time will have to be borne by the purchaser.

4. The area mentioned of an apartment is inclusive of common area and thickness of the wall.

5. The plans shown are not drawn to scale , but included for identification and guidance only.

6. The prices are firm once the apartment is allotted.

7. Sanctioned building plans, title deeds and agreements pertaining to this project are available at company’s office for reference.

8. The maintenance of the premises will be undertaken by the company until the formation of an owners association / trust, for which an amount of Rs. 25,000/- will have to be deposited by the purchaser with the company. The company will return the balance amount after deducting the actual expense on account of maintenance incurred; if the actual expenses are higher than the said amount, the purchaser is bound the excess amount to the company.

9. Maintenance charges are payable monthly by the apartment owners. Membership in the owners association / trust is mandatory and not optional.

10. Maintenances charges collected by the apartment owners association (as and when it is formed) are non-refundable, it will add to reserve fund of the association to meet unexpected expenditures.

11. All measurements and specifications shown in this brochure are general in nature, and are subject to minor variations / alterations at the discretion of the company, without any further notice.

12. The company has full discretion to alter any of the terms and conditions mentioned herein at any future exigencies.

13. All disputes are to be settled in Trichur jurisdiction only.
